Why Your VCT Floor Is Yellowing, Curling or Wearing Out Early
Most VCT failures come from how the floor was maintained, not how old it is. Yellowing usually means soil got sealed into the finish when the floor was recoated without being properly cleaned. Curling and lifting edges point to moisture reaching the adhesive, from the slab or from wet mopping. Each failure has a different fix, and only some of them need new tile.

Vinyl composition tile is the workhorse floor in Baton Rouge offices, clinics, schools and churches. It is durable and forgiving, which is why a failing VCT floor gets blamed on age.
That diagnosis is expensive when it is wrong. A facility manager who can read the symptoms can separate a maintenance correction from a replacement project before anyone writes a quote.

Why VCT Fails Early, and It Is Usually Not Age
A VCT floor is two layers doing two jobs. The tile carries the load, and the floor finish on top takes the wear, the soil and the cleaning.
Almost everything a facility manager sees, including the shine, the color and the scuffs, is the finish. The manufacturer builds the whole system around that layer: Armstrong’s VCT maintenance instructions call for 3 to 5 coats of floor polish after stripping, and say to buff or burnish only when a sufficient base of polish remains.
So when the finish is applied badly, cleaned badly, or left to wear through, the floor looks old long before the tile is. The same instructions warn that excess moisture “can interfere with the adhesive and/or seam treatments,” which is the other half of early failure.
That gives you two families of failure: finish failures, which a maintenance program can fix, and moisture or adhesive failures, which it often cannot.
Yellowing: What It Means and Who Caused It
Yellowing is rarely the tile’s fault. It is almost always about what got trapped in or under the finish.
A CleanLink floor-finish troubleshooting column from 2001 puts it plainly: most modern finishes do not yellow on their own, and the main reason they appear to is soil ground into them by traffic or by dirty cleaning and burnishing pads. Improper cleaning before recoating “traps the dirt in the film,” producing a floor that is shiny and dirty at once.
The column names a few specific patterns worth checking on your own floor:
- Dirty mop water. Mopping with a soiled mop grinds discoloration into the finish.
- Recoating over soil. Each new coat laid over an unclean floor seals the dirt in, and the next coat seals it deeper.
- A yellow-brown trail from the front door in summer. That is often asphalt sealer from the parking lot tracked in on shoes, which can work through the finish and permanently stain the tile.
- Discoloration under mats. Mats put back before a fresh finish has cured can discolor the finish beneath them.
The fix depends on depth. Soil in the top coats comes out with a deep scrub and recoat; soil sealed under many coats means stripping to bare tile. Asphalt stain that has reached the tile may not come out at all.
Curling and Lifting Edges: A Moisture Problem, Not a Tile Problem
When tile edges curl or lift, the tile has lost its grip on the floor. That is an adhesive failure, and the usual cause is water reaching the adhesive.
Moisture can come from below. Concrete testing firm CTLGroup explains that moisture moving up through a slab can re-emulsify flooring adhesive, and that resilient flooring can then blister and debond from the concrete. In a climate as wet as Baton Rouge’s, slab moisture is the first thing to rule in or out.
It can also come from above. Armstrong’s maintenance instructions tell crews to damp mop, not use an excessive amount of liquid, and never flood the floor during scrubbing. A crew that wet mops heavily every night pushes water into the seams, which is exactly where curling starts.
Installation matters too. AHF’s 2025 summary of the ASTM F710 slab preparation standard lists moisture and pH testing before resilient flooring goes down, including a maximum pH of 9, and recommends moisture retarders under all on- and below-grade concrete.
If the moisture is coming from the slab, no cleaning program will fix it. If it is coming from the mop, a better program stops it from spreading.
Powdering, Dulling and Marks That Will Not Buff Out
These three symptoms share a root cause: the finish layer is too thin, applied badly, or worked with the wrong tools.
Powdering is the white dust that appears behind a burnisher. The CleanLink troubleshooting column lists the usual culprits: a pad too aggressive for the finish, coats applied too thinly, fans blowing directly on wet finish, poor adhesion, and dirty buffing pads.
Dulling that returns days after burnishing usually means there is not enough finish left to burnish. Armstrong’s guidance is specific that buffing and burnishing restore gloss only when a base of 3 to 5 coats remains.
Black heel marks and scuffs that will not buff out follow the same logic. With a healthy finish, marks sit in the finish and come off with it. With a spent finish, they sit closer to the tile, and the right answer is rebuilding the coats, not buffing harder.

Adhesive Bleed and Dark Seams in Older Buildings
Dark lines that follow the joints between tiles, sometimes sticky underfoot, are adhesive working its way up to the surface. The tile is fine; the bond beneath it is not.
The flooring manufacturer’s own adhesive bleeding troubleshooting page lists the causes: too much adhesive at installation, tile set before the adhesive was ready, moisture from the subfloor or improper maintenance, solvent from cleaners softening the adhesive, and no-rinse strippers used in the first two years. It is blunt about the moisture case: “little can be done to correct the problem.”
Older buildings add a second issue that has nothing to do with appearance. Under OSHA’s asbestos standard, 29 CFR 1910.1001, asphalt and vinyl flooring material installed no later than 1980 must be treated as asbestos-containing unless shown otherwise.
That standard also sets the care rules for such floors. Sanding is prohibited, stripping must use low-abrasion pads at speeds under 300 rpm with wet methods, and burnishing or dry buffing is allowed only where enough finish remains that the pad cannot reach the flooring. If your building’s tile predates 1981, tell your vendor before any strip is scheduled.
Reading Your Own Floor: A Diagnostic Table
Use this table on a walk of your building. Find the symptom and check the likely cause before anyone mentions new tile.

Cracks and gouges are the one category driven by traffic, not chemistry. Armstrong’s instructions address them with walk-off mats at every entrance and proper non-staining furniture rests and casters.
The pattern in the right-hand column is the point. Most of the common complaints are finish failures, and finish failures are maintenance work.
Strip and Recoat, or Replace?
What matters is where the damage lives: in the finish, or below it.
If the damage is in the finish, a strip and recoat is the fix. It is maintenance labor on the floor you already own: remove the old finish down to clean tile, then rebuild the coats. If the damage is below the finish, stripping only reveals it. Replacement adds new tile, adhesive, possible slab testing and moisture treatment, and downtime for the space. That is a flooring contractor’s project, and it only holds up if the moisture source is dealt with first.
Writing Floor Care Into a Scope of Work
The finish failures in this guide come down to method and frequency. The fix is to write both down.
A scope that protects VCT names the daily method (dust mop and damp mop, not flood mop), the burnishing frequency, the recoat and strip cycle, and the pad and chemical standard. It also names the protections: mats at entrances and glides on furniture.

Why is my VCT floor yellowing?
Usually because soil was sealed into the finish. Recoating a floor that was not properly cleaned traps dirt in the film, and dirty mops or pads grind more in. Tracked-in parking lot sealer can also leave a yellow-brown trail. A deep scrub or strip and recoat removes most of it.
Why are my VCT tiles curling at the edges?
